This place was in perfect condition, very well decorated, very clean. Lovely home. The keyless entry was great. We had a car but it’s a little bit of a walk to the main shopping and dining area. Lovely backyard to hang in too.

Cozy Modern Farmhouse, a close walk to Warren!
There is a particular kind of welcome that belongs to homes rather than hotels. It begins at the threshold, where clean lines meet worn timber and the air carries the faint promise of a well-kept hearth. Cozy Modern Farmhouse, a close walk to Warren, is that kind of place. A residential retreat where contemporary design is layered into the bones of a classic New England farmhouse, the property strikes a balance between rusticity and refinement that feels neither staged nor accidental. The architecture reads as honest, with exposed beams, natural wood finishes, and large windows that pull the surrounding landscape into every room.
The home is designed for gathering as much as for retreat. An open-plan living and kitchen area anchors the main floor, where a generous island and modern appliances make cooking feel like part of the experience rather than a compromise. The living space is arranged around a sense of warmth and togetherness, with comfortable seating, natural textures, and the kind of considered simplicity that invites you to settle in. Bedrooms are clean and restful, appointed with quality linens and a pared-back aesthetic that lets the setting do the work. Outdoor space extends the living area further, offering room to breathe and take in the rhythm of the surrounding countryside.
Warren sits just a short walk away, and its presence shapes the character of a stay here. The village carries a quiet creative energy, with local shops, galleries, and eateries that reward an unhurried afternoon on foot. It is the kind of place where you stop into a general store, linger over a meal at a neighborhood restaurant, and find yourself returning to the house with something unexpected under your arm. The proximity to the village means you have access to its pleasures without sacrificing the seclusion that makes this farmhouse feel like a genuine escape.
What stays with you is the cadence of mornings here. Coffee made slowly in a sunlit kitchen. The creak of old floors underfoot. A day that opens without an agenda and somehow fills itself. Cozy Modern Farmhouse offers the rare comfort of a home that feels both new and lived-in, a place where the design serves the experience and the experience is simply this: time, well spent, in a place that asks nothing of you but your presence.

There's a particular kind of confidence in a space designed by people who genuinely understand how old things and new things can sit together without competing. This townhouse in Hudson feels like that—a place where vintage character hasn't been staged but absorbed into the bones of the renovation. The Zio and Sons design sensibility shows in the balance: a chef's kitchen that actually wants to be cooked in, rooms that feel considered rather than decorated. The antique soaking tub and heated bathroom floors suggest someone thought carefully about comfort as a quiet, physical thing rather than a list of features. And the fenced backyard offers something rare for a town stay—genuine privacy without leaving the heart of things. It's the kind of place that suits people who love Warren Street's energy but want a home that holds its own personality when the front door closes.

Anthony's space provided the perfect respite for a long weekend getaway from the city. His space provided everything we needed, from mixing bowls for whipping up a cake to matches for lighting candles to soak in the gorgeous tub. The decor is very tasteful, adorned with unique artwork and special touches like the custom plastered wall finishes. The location is minutes away from Warren Street and very close to local favorites like Cafe Mutton and Lil Debs Oasis. He was very communicative and answered our questions in a timely manner, even offering recommendations for hikes/activities to do throughout the weekend. Highly recommend and will definitely be back for our next trip to Hudson!
