The road climbs through Malibu's interior canyon country, winding past oak groves and dry-grass hillsides before the landscape breaks open at the top. Malibu Rocky Oaks by Stay Awhile Villas sits at an elevation that few properties in this part of Southern California can claim, a private estate perched in the Santa Monica Mountains with panoramic views that stretch across vineyard rows toward the Pacific. This is not the Malibu of beachfront and highway noise. This is the quieter, more rarefied version, where the terrain is rugged, the air is still, and the scale of the land makes everything else feel distant.
The estate is designed for full buyout stays, functioning as a single private residence rather than a traditional hotel. Guests have the run of the property, which includes multiple bedrooms, expansive indoor and outdoor living areas, and grounds that unfold across the mountaintop with a sense of both grandeur and seclusion. A helipad speaks to the property's scale and the caliber of guests it attracts. The architecture leans Mediterranean in character, with stone, warm wood, and iron details set against the wild landscape of coastal chaparral. Interiors are layered with comfort and tasteful restraint, balancing the drama of the setting with spaces that invite long afternoons and unhurried evenings.
Outdoors, the property reveals its most defining feature: a stunning infinity pool that appears to float above the mountains, its edge dissolving into the ridgeline and sky beyond. It is the kind of vantage point that recalibrates your sense of place entirely. Surrounding terraces and lounge areas offer space for gathering, dining al fresco, or simply sitting with a glass of wine from the estate's own vineyard as the sun tracks west toward the ocean. The grounds themselves are expansive enough to wander, with pathways through the landscape and vistas that shift with the light throughout the day.
Malibu Rocky Oaks has earned a reputation as one of the most sought-after private event venues in Southern California, and the same qualities that make it extraordinary for celebrations make it equally compelling as a place to stay. The privacy is absolute. The setting is cinematic without feeling staged. And the experience of waking up above the clouds on a marine layer morning, the vineyard below catching the first warmth of the sun, is one that stays with you well after the drive back down the mountain. This is a residence that trades proximity for perspective, and the exchange is more than fair.

It's the approach that gets you first — winding upward through vineyards, the noise of everything else falling away until you arrive at a Tuscan-inflected estate perched on a Malibu peak with the Pacific stretched out below. The setting is almost implausibly cinematic, yet the property leans into warmth rather than spectacle. Stonework and terracotta catch the California light in a way that feels earned, not staged. Bespoke furnishings and artisanal details give the interiors a collected quality, and the infinity pool seems to dissolve right into the vineyard rows beneath it. What lingers is the rare convergence — ocean air laced with grapevine sweetness, an estate that produces its own wine, and the particular quiet that comes from elevation. It suits people who want to feel genuinely removed, not just relocated.

The accommodations are nothing short of spectacular. The hosts are professionals at what they do and created a true luxury experience. Chef Steven who hosted a dinner for us cooked one of the best meals we have ever eaten. The place is extremely clean and you can trust this host with any listing they offer.

This estate is exactly as good as it looks from the photos. You definitely get what you pay for, as this is truly a special place.
The house and vineyard are stunning with impressive up-close and distant views all around. The home has endless comfy places to hang out (the most fun being by the pool!). It’s well-appointed in every room (especially the kitchen), has whole-house music, a steam shower, snuggly blankets everywhere, and lots of towels by the pool. The gate entry was easy for us and our visitors, with a fast response every time.
Stay Awhile thinks of everything. Every detail had been carefully curated for an inviting and comfortable experience. They’re easy to communicate with, with lightning fast responses every time.
Everything was perfect, and we can’t wait to come back.
