The southern edge of Athens unfolds differently than the city center. Past the marinas and the tavernas, along the stretch of coastline that locals have claimed for generations, Not Boutique Hotel occupies a quietly striking position on the Athenian Riviera. The architecture is modern and assured, its clean geometric lines and neutral palette calibrated to frame rather than compete with the Saronic Gulf just beyond. Floor-to-ceiling glass, natural materials, and a restrained design sensibility give the interiors a sense of openness that feels less like a lobby and more like a coastal residence designed by someone with exceptional taste and no interest in excess.
The rooms and suites carry that same philosophy forward. Pared-back palettes of warm whites, pale woods, and soft textiles keep the focus on light and view. Many rooms open directly onto private balconies or terraces facing the water, and the layouts feel generous without being performative. Bathrooms are finished with care, and the overall effect is one of calm precision. Whether you choose a sea-view suite or a more intimate room, the design language remains consistent: considered, modern, and grounded in comfort rather than spectacle.
Downstairs, the hotel's restaurant and bar anchor the social life of the property. The menu draws on Greek ingredients and Mediterranean cooking with a focus on seasonal produce and seafood, served in a setting that blurs the line between indoors and out. Mornings begin here with breakfast overlooking the coast, and evenings settle into something more atmospheric as the light softens over the gulf. The pool area provides a second center of gravity during warmer months, offering a place to spend unhurried afternoons with the sea as a backdrop.
The location itself is part of the appeal. Situated along the coastal road that traces the shoreline from Athens toward Cape Sounion and the Temple of Poseidon, Not Boutique Hotel places you in a stretch of the city that most visitors never reach. The beaches of Vouliagmeni and Varkiza are nearby, the thermal lake at Vouliagmeni is a short drive away, and the energy of central Athens remains accessible without dominating the experience. It is the kind of position that allows you to participate in the city on your own terms, retreating each evening to something quieter and more elemental.
What stays with you is the rhythm of the place. Not Boutique Hotel doesn't announce itself loudly. It earns your attention through proportion, through the quality of its silences, through the way a morning coffee on a sunlit terrace with the Saronic Gulf stretching to the horizon can recalibrate an entire day. It is a hotel that understands the particular pleasure of being close to a great city while feeling, unmistakably, like you have arrived somewhere else entirely.

What we love about this stay
There's something quietly confident about a boutique hotel in Athens that doesn't try to compete with the city outside its doors but instead offers a counterpoint to it. The energy here is one of deliberate calm—a private garden and outdoor pool tucked into the urban fabric, giving you a pocket of green stillness while the ancient Agora and Acropolis remain just a short walk away. It's that tension between proximity and retreat that gives the place its character. The dining leans into Greek culinary tradition with enough contemporary sensibility to feel considered rather than nostalgic, and the rooms are designed with a kind of tactile intention—textures you actually want to touch. It suits the traveler who wants Athens deeply but also wants somewhere genuinely restful to return to.

NOT just a hotel, but a true boutique experience where architecture meets thoughtful design. Every angle, detail, and space tells a story of style and subtle elegance. NOT Hotel feels like art in motion — a place that stays with you long after you leave. The cuisine deserves special mention. The moussaka was the best I have ever had — truly outstanding. I also enjoyed the kayanas every morning: eggs prepared to perfection, simple yet exceptional, and something I genuinely looked forward to each day. If you are looking for a beautiful and unconventional place to stay, this hotel is definitely worth visiting. While the area outside the hotel walls is not particularly attractive, the atmosphere and character of the hotel itself make you feel truly special and fully immersed in its unique world. The only thing I would suggest for the future is a bit more variety in the breakfast and dinner menu — perhaps a daily chef’s special to add an extra element of surprise. As a future idea, I would love to see the offer expanded to include truly hands-on shared cooking workshops and communal meal preparation, rather than just observing. This would fit perfectly with the spirit of this place. I will definitely return to this hotel.
